The problem

Almost every driver has slept somewhere they would rather not have

Parking is not a comfort problem. It is a safety problem with a documented national shortfall, and it is worse in Texas than almost anywhere else.

98% of drivers struggle to find safe parking American Trucking Associations
70% have violated hours-of-service rules while hunting for a spot American Trucking Associations
2.2M highway-ramp parking events a year, 300,000+ of them long-duration Landline, ramp parking study
36.7% of surveyed storage facilities offer confirmed 24-hour access. Most run 6am–10pm 2026 survey of 10,431 facilities

Texas ranks second in the country for driver-reported parking demand, behind Florida, and Houston is a top-ten metro. That is the market this yard sits in.

Table stakes

The industry-standard stack. We have all of it.

Gated entry, cameras and perimeter fencing are what the research calls standard — the baseline a facility needs before it can call itself secure. Worth stating plainly, not worth leading with. Every serious yard should have these.

  • Gated entryControlled in and out. No open frontage on FM 362.
  • Individual access codesYour credential, not a shared keypad PIN passed around.
  • Camera coverageMonitored, and recording.
  • Perimeter fencingThe full boundary, not just the road side.
  • 24/7 accessEvery day of the year. Only 36.7% of surveyed facilities confirm this.
  • Wide drive aislesA 53-foot trailer turns without a spotter.

The last two are already thinner ground than most operators admit. The four below are the ones we could not find any competitor in this corridor marketing.

What is actually rare

Eight things that decide whether a yard is secure at 2 a.m.

Four of these are ordinary. Four are marked — and we could not find another yard between Katy and Sealy advertising any of them.

Swipe · 8 of them

01 · only here

A resident manager Not a patrol that swings by, and not a number that goes to voicemail at six. Continuous on-property management is the security measure cameras cannot replicate, and it is the one most facilities on this corridor do without.

02 · only here

Backup generator When the grid drops — and on this coast it does — the gate still opens and the cameras still record. An unpowered gate is either locked with your truck inside or standing open all night. Neither is acceptable.

03 · only here

No blindside parking Every space is visible from the drive aisle and from a camera. There is no back corner where a trailer sits out of sight for three weeks. Ask any driver who has come back to a cut curtain what that is worth.

04 · only here

No-exit loop The yard is laid out so you come in and go back out the same way. There is no through route, which means there is no drive-through theft — the pattern where a vehicle enters one side, takes what it wants and leaves out the other.

05

LED lighting, end to end Not one pole by the gate. The whole yard. The hero photograph at the top of this page is the lot after dark, unretouched — that is the actual light level you park in.

06

Gated, with your own code Individual access credentials through the app, so entries are attributable. A shared PIN that forty people know is not access control, it is a formality.

07

24/7 access, genuinely A load does not care that it is 3 a.m. Only 36.7% of the 10,431 facilities in a 2026 industry survey offered confirmed 24-hour access; the majority close at 10pm. Ours does not close.

08

Fenced on every side Perimeter fencing around the whole boundary. Combined with the single controlled entrance, there is one way in and it is watched.

Park behind all eight of these tonight.

Proof

Photographs, not adjectives

Drivers say they want to see a lot before they book it. These are our photographs of our yard — no stock imagery, nothing borrowed.

After dark Aerial view of the LockRig yard at night showing LED lighting covering the full lot and the drive aisles between rows
Lit end to end The aerial is a night shot for a reason. Lighting is the cheapest deterrent there is, and it is the one you can verify from a photograph rather than take on trust.

One way in A single controlled entrance, covered by camera. Behind it, the drive-up vault bays — same gate, same fence, same manager.

The honest part

Why this is not the cheapest yard on the corridor

There are places to leave a truck around here for less. Some of them are a field with a fence and a padlock, listed on a marketplace by someone renting out land they are not standing on. That is a real product and for some loads it is the right one.

It is not this one. The 2026 industry survey behind the numbers on this page found that facilities combining gated entry, cameras, perimeter fencing, individual access codes and on-site management command measurably higher rates — not as a premium someone invented, but as a documented market pattern. Every one of those five is on this yard, and the staffing is a resident manager rather than a daytime attendant.

The arithmetic that matters is not the monthly difference. It is one cut curtain, one stolen reefer unit, one load that does not arrive — against a year of paying slightly more to park on a resident-managed yard.

So the rates are published in full, tiered by the space you actually need. No quote form, no callback, no "request pricing" gate — which is more than Schlipf Road or Riggy's will tell you before you phone them.

  • From $89/mo11.6' × 40' — the short spot. $10/day.
  • $129.99/mo11.6' × 80' — the standard tractor-trailer space. $14/day, $67.99/week.
  • $139.99–144.99/mo12' and 12.6' × 80' — the wider standard spaces. $14/day.
  • $154.99–194.99/mo13' to 14.6' × 80' wide load. $22–28/day.
  • $159–165/mo12.6' × 80' SmartSpot. $20/day, $89/week.
  • 8×20 vault, from $88/moDrive-up storage. Monthly only — no daily or weekly rate.

Pick your space and see the rate. No phone call, no quote form.

The app

Your phone opens the gate

Gate access runs through BestTruckParking, on a credential issued to you rather than a PIN passed round a yard. That is what makes an entry attributable instead of anonymous — and it is why the gate still works at 3 a.m. without anyone being woken up.

Questions

The ones drivers actually ask

Is the yard actually staffed, or is it just cameras?

There is a resident manager. That is a different level of cover from a patrol that swings by, and a very different one from an unstaffed keypad gate — which is what most facilities on this stretch of I-10 run.

What happens to the gate and cameras in a power outage?

A backup generator carries them. This matters more here than it would in most markets: Gulf Coast outages are routine, and an unpowered gate fails either locked with your truck inside or open all night. We could not find another facility in the corridor advertising one.

Can I get my truck out at 3 a.m.?

Yes — access is 24/7 through the app, every day of the year. This is rarer than it sounds. A 2026 survey of 10,431 storage facilities across 48 states found only 36.7% offered confirmed 24-hour access; the majority operate 6am to 10pm.

How well lit is the lot at night?

LED lighting covers the yard end to end, not just the gate apron. The aerial photograph on this page was taken after dark and is unretouched — it is the light level you will actually park in.

What does "no blindside parking" mean?

That no space on the yard is hidden. Every one is visible from a drive aisle and covered by a camera, so there is no quiet back corner where a trailer can sit unobserved. The layout also runs as a no-exit loop — in and out the same way — which removes the drive-through pattern thieves prefer.

Do you serve Katy, or only Brookshire?

Both, plus Fulshear, Waller, Cypress, Sealy and Richmond. The yard is on the I-10 West corridor, which is a more useful way to think about it than city limits — for westbound freight it is closer than most facilities with a Houston address.
