The situation
Why the curb stopped being an option
We covered the enforcement wave itself when it started — that post is here — and the direction has not changed since. HOA rules and municipal codes in the Katy area restrict commercial vehicle parking on residential streets, definitions commonly catch anything with commercial markings or over common weight thresholds, and enforcement is complaint-driven. One neighbor is all it takes.
Check your own city's and HOA's current text before acting on any summary, including this one — codes get amended, and the details (weight limits, time windows, marked-vehicle clauses) decide whether your truck is actually caught by them.
The options
Four places the truck can legally live
- Your own driveway or landLegal in some neighborhoods, banned by HOA covenant in many. Even where allowed, an unfenced driveway is where tools and catalytic converters go missing — and your insurer knows it.
- A marketplace listing$35–66 a month buys a patch of unmanaged land. No gate, no light, nobody there. For a box truck full of tools or stock, the monthly saving is the deductible you will eventually pay.
- A general commercial lotSome retail and industrial lots tolerate overnight trucks, until they do not. Tolerance is not tenure; the tow notice arrives without warning.
- A managed yardA gated, lit, staffed facility with a stall that is contractually yours. This is the option that survives an HOA letter, an insurance question and a 2 a.m. gate arrival all at once.
A 40-foot stall at LockRig runs $89 a month — the box truck page covers sizes and access, and it is about fifteen minutes west of Katy off I-10.
The arithmetic
What moving off the street actually costs
Monthly at $89 against the alternatives: one HOA fine cycle, one break-in, or one tow-and-storage bill typically exceeds a quarter of parking. If the truck also carries stock or tools, pairing the stall with an 8×20 drive-up vault on the same yard from $88 a month puts the whole operation behind one gate — monthly parking and the vault line are billed together.
